The good news? You don’t need to be a real estate expert to recognize a great opportunity. Here are a few key things to look for when evaluating vacant land (and a few red flags to avoid):

1. Price That Matches the Market

A “too good to be true” price might mean access issues, zoning problems, or unusable land. Compare nearby sold lots and check the county’s assessed value. A fair deal isn’t always the cheapest—it’s the one that gives you real value.

2. Road Access (And the Right Kind)

A true deal-breaker: no legal or physical access. Dirt roads are fine—landlocked lots are not. Bonus points if the road is maintained by the county or HOA.

3. Zoning That Fits Your Plans

Want to build, camp, park an RV, or start a homestead? Make sure the zoning (or HOA/POA rules) allow it. Great land won’t do you any good if you can’t use it the way you want.
